The property’s story is as much about image as it is about acreage. Koch, 86, bought the former event venue in 2007 for $26.5 million, then expanded it with an additional 31 acres and transformed it into a private mountain refuge just 11 miles from downtown Aspen. The centerpiece is a 16,631-square-foot log lodge with eight bedrooms and 10 bathrooms, wrapped in warm wood paneling and styled like a luxe backcountry club.

Across the 52 acres, the retreat adds seven more cabins. In total, there are 15 bedrooms spread across 25,277 square feet, enough space to host extended-family gatherings or corporate-style weekends. The grounds read like a billionaire’s wish list, with private trails, ponds, a tennis court, river frontage, and hot tubs positioned to drink in the mountain views.

Inside, the amenities lean into Koch’s taste for big-ticket experiences. There is a fitness suite, a state-of-the-art indoor basketball court, and a humidity-controlled wine room. An eight-car garage stands ready for guests arriving by private jet in Aspen, while a home theater and a multi-level children’s bunk room suggest the lodge was built for long, story-filled winters.

Listing broker Steven Shane of Compass Aspen framed the estate as something that exists outside a normal market cycle. He said the ranch “stands among the most significant property offerings in Aspen, not only because of its scale and craftsmanship, but because estates of this caliber and provenance simply cannot be replicated today.”

Yet even in Aspen, where four world-class ski mountains and luxury destinations like Ashcroft Ski Touring and Pine Creek Cookhouse define a certain fantasy of the American West, a nine-figure price has limits. Koch first tested the market in 2015 with a $100 million tag, later reduced to $80 million. A 31-acre portion finally sold off in 2020 for $14.5 million. The full compound returned to the market in 2025 at $125 million, only to be cut to $99 million when buyers did not materialize.

Now the strategy has changed. Concierge Auctions is running a no-reserve online sale, with bids being accepted until July 17. For a billionaire long associated with control, it is a rare public embrace of uncertainty. In a statement, Koch, whose net worth Forbes estimates at about $2 billion, said he has watched the auction world work in his favor before. He noted that “I have seen firsthand how auctions can unlock extraordinary outcomes across art, wine and other one-of-a-kind holdings.”

About Elk Mountain Lodge itself, he allowed a glimpse of sentiment. Koch said the Aspen property “has been an incredibly meaningful place for my family, but the time has come for someone else to enjoy it, and I look forward to seeing its next chapter unfold.”

The listing language reads almost like a love letter to the town, stating that “Aspen defies the ordinary” and celebrating its mix of skiing, art, music, theater, and a “lifestyle unlike anywhere else in the American West.” That blend of rugged wilderness and polished culture is the backdrop for this sale, one that quietly tests what even the most pedigreed mountain trophy is really worth in today’s market.

Whether Elk Mountain Lodge becomes a savvy score for a new owner or a reminder that even billionaire retreats are not immune to shifting tastes, the auction will write the next chapter for a property designed to feel timeless.
